Insuring Your Tiny House on Wheels (THOW) in Mississippi

Insuring your tiny house is a good idea because there are many things that could happen to it while you’re building it, while you’re towing it and while you’re living in it.

If you have a tiny house, you will need to do what you can to protect it in case any unforeseen circumstance happens to it.

Coverage during Construction

It does not matter if you are building your own tiny house or you’re having someone build it for you, you need to have an insurance policy on it during the construction phase.

The insurance policy should cover you in case something happens to someone else while they’re around your tiny house, and it should protect you from anything that could happen to your tiny house.

How you plan to build it will be the determining factor in what type of insurance policy you need.

DIY Build

Building your tiny house on your own can save you some money, but you will still need to invest in an insurance policy for the construction and the materials. The insurance policy should cover liability and should protect your materials in case something happens to them.

If you plan to build your tiny house on your own, talk with several insurance agents to see what type of policies they have available to you.

No matter how good you are at building or the plans you have purchased, you should still find a contractor who is licensed in Mississippi to do electrical work. The contractor can provide documentation that the electrical wiring in your tiny house is safe.

Professional Build

If you are having your house professionally built, your builder should have their own insurance policy. This is the policy that will protect you from things that could go wrong during the time they are building.

It will also protect them from any responsibility for things that could happen to other people while they are working on your home.

RVIA-certified builders can build your tiny house to RV standards which makes it easier to get insurance. RVIA-certified homes can also be easier to park and have official rules which Mississippi has established.

Coverage during Towing

Tiny houses often have wheels because they are so easy to transport. If you have a house with wheels, you’ll need to tow it to the destination you’re keeping it after it is built.

You may also want to tow it on a regular basis if you’re going to be moving to different locations with your tiny house, so keep that in mind when you invest in a towing policy for your tiny house.

RV Insurance

When you are talking with insurance agents, be sure to let them know your tiny house was built to RVIA standards. You will be able to get an RV insurance policy if your home is a RVIA tiny house.

There are different RV policies that will cover different things so talk to several insurance agents to find out what the best rate is and what you will have covered.

In general, an RV policy is better than other options for tiny houses because it covers your tiny house while towing, but it also covers the things inside your tiny house if you’re in an accident.

Other Insurance

If you’ve built your house using National Organization for Alternative Housing standards, you will still be able to get RV insurance.

If you choose to build your house without any certifications, it may be more difficult to insure your tiny house. The best option you have is a trip endorsement for your tiny house.

Compare prices and quotes but also talk with different insurance agents to find out which agency offers the best trip endorsement.

A trip endorsement can be attached to your policy that you have for your tow vehicle.

They were originally created to cover cargo, but your tiny house can be considered cargo, too. Be sure you talk with your insurance agent about your desire to cover the tiny house with a trip endorsement so they can satisfy all the legal requirements.

Whether you’re getting RV insurance or you are going to rely on a different option to insure your house, you will need to insure your tow vehicle.

Mississippi state minimum liability requirements are as follows:

  • $25,000 per person bodily injury liability
  • $50,000 per accident bodily injury liability
  • $25,000 for property damage liability

Find an insurance agent who can give you a quote for coverage beyond the state minimum.

Coverage while Parked in Mississippi

Since there are no laws in Mississippi about tiny houses, it can be tricky to find coverage on your tiny house.

The type of insurance you have will depend on whether you are keeping your house on the property you own or whether you are going to rent land to keep the tiny house on.

Owner

If you own the property, you will need to be sure you can keep your tiny house on it. You’ll need to check the zoning regulations for the property.

You may also have to have plumbing and electrical put in place on your property, but keeping the tiny house on your own land can save you money.

You will also be able to get homeowner’s insurance. Talk with your insurance agent about whether it will cover your tiny house, but it should cover your property at the minimum.

Renter

Many tiny house owners choose to tow their tiny houses to different locations. If that is what you want to do, you’ll need to get renter’s insurance.

The insurance policy won’t cover your house in the way a homeowner’s policy would, but it will give you coverage on the things you own inside of the house.
